Look for fine dust under the beams and small exit holes, which mean wood-boring insects, and soft, dark or spongy wood and mould in the loft corners. Often nothing shows until a beam cracks, which is why the survey is free.

Usually not. Depending on how far it has spread, we replace or splice only the affected members and treat the timber. After the free survey we say whether a local repair is enough.
